We have black granite on our kitchen and bathrooms that were installed only a few months ago by another contractor. I have a large walk in shower that has been exposed to hardwater for 20 years. If we can’t find a product, we’ll commission one of our partners to make it.

The grout was gray with minerals and the tiles were white with crusted lime (we have well water). I just had these guys buff and seal 4 bath rooms the kitchen and bar area.

After polishing and sealing, my countertops are shiny now and look new again. He didn’t believe his product didn’t work until he came a looked at the job. Jim’s tech was in disbelief that the product didn’t work and he tried to hand spray the entire 3300 sq ft of pavers.

The grout was gray with minerals and the tiles were white with crusted lime (we have well water). I also have a wall of glass tiles which were streaked with calcium and they are now spotless. I just had these guys buff and seal 4 bath rooms the kitchen and bar area. I would give 5 stars but they didn’t rinse the sinks or sweep the floor after the work. Your tech was great but you were just a pompous sales man!

The discoloration improved a bit but the product did not completely remove the black stains.

I was treated today and that they didn’t stand behind their product. For interior surfaces, we warranty our sealer never to fail, as long as you own your home. Would have given five stars, but prefer to wait and see how product holds up. They wound up leaving 2 spray bottles with us and basically told us to continue to do touch ups.

Only for my wife to hand seal again with a highly recommended sealer that as you can see looks amazing! Now when we go out to do an estimate we want the home owner to be there so we can go over the project and discuss exactly what the customer wants. The color that was in the concrete was fading out and was picture framing and was chalky looking ins some places, and the color in the cultured stone was fading as well and covered with a chalky look. You cannot add color back into the surface, you can only enhance what color is still there. The customer then called 8 months later to book the job, saying that they wanted to have the surfaces cleaned, sealed and enhanced. I told him we have had other quotes that came with different samples of caulking. I have been using the sealers and enhancers for 10 years now and never had one customer complaint! I asked them to come back today and felt that the visit was confrontational. The price he charged was very high compare to a granite fabricator company. Then, depending on your surface we sterilize the surface or will complete a test area to ensure you are satisfied with the results.

The problem wasn’t the stone or tile rather the either didn’t seal the surface or the sealer had warn off.

I asked them to come back today and felt that the visit was confrontational. The price he charged was very high compare to a granite fabricator company.

The person who did the treatment was careful and nice to deal with.

There was no adjustment in the very high price when the result was almost zip. Granite countertops can become dull if not professionally cleaned & sealed. For interior surfaces, we warranty our sealer never to fail, as long as you own your home. We have black granite on our kitchen and bathrooms that were installed only a few months ago by another contractor. After polishing and sealing, my countertops are shiny now and look new again. He didn’t believe his product didn’t work until he came a looked at the job. Jim’s tech was in disbelief that the product didn’t work and he tried to hand spray the entire 3300 sq ft of pavers. He could also see that there had been another topical sealer applied to this surface at one time or another, he could also see that this sealer was coming off, which it does over time. It was also told to them that the enhancer is not permanent and we do not warranty the enhancer. We went out to the jobsite, cleaned the surfaces, enhanced the areas to be enhanced and sealed the surface.

He also told here that the salt from their pool had caused some of the fading and white areas on the surface and that the picture framing on the concrete was caused by the coloring in the concrete. He then agreed to come back out and apply more enhancer to see if we could get it any darker. I hope when her patio starts to look all splotchy from this topical coming off that she goes after the manufacture of that sealer. The grout was gray with minerals and the tiles were white with crusted lime (we have well water).

2019 Deck Sealing Costs by homeadvisor.com

A regular schedule will do wonders for keeping it looking new, preventing fading, and keeping the wood from splintering. In such cases, you might do a two-toned deck with stained railings and a deck floor with only sealer. Stains are used to change a wood’s original color , although some types can protect the wood as well — not as well as sealer, though.

Penetrants will sit right at and just beneath the surface of the wood.

A sealer that does both is considered a coating sealer whether it is 10% coating with 90% penetrant or a full 100% coating. Coatings need to be stripped before new sealer is applied, but penetrating sealers can be applied over old applications after a good cleaning. Because you won’t be able to see where you have put the sealer, develop a pattern to know where you have and haven’t sealed. Most sealers will require two coats to properly soak in and provide optimum protection.

Good quality oxygen bleach mixed with warm water should be brushed onto the surface. The wood should then be inspected for damage or rot that may have occurred since its last treatment. Once the deck has thoroughly dried you can apply the sealer. Sealers provide a degree of waterproofing, but it’s better to put a layer of waterproofing over your sealer, especially if you live where it rains a lot. You’re not only protecting your deck, you’re protecting your home as well. Waterproofing your deck helps water cascade off of it and away from your house.

Others use a polymer or resin in a solvent that evaporates and leaves a solid layer of waterproofing material behind. It could dry and harden before you have time to smooth out any trouble spots that may have formed. For hardwoods, a single coating of varnish is usually enough, but softwoods could take 2 or 3 coatings. Sometimes this leaves permanent flaws in your deck because you couldn’t clean it up while it was still wet. Though you can use a regular water hose, a pressure washer will yield better results and is indispensable for any homeowner for a number of reasons.

Hammer them back down making sure the head is slightly below the surface of the wood. Be sure to check for popped up nails as they can cause damage to your sander, your sand belt, and to anyone nearby if the belt breaks and sends abrasive sand paper flying. Chemical strippers combined with a pressure washer will effectively remove old stain without altering the surface of the wood (such as sand-blasting can do), but make sure your surrounding landscaping is covered. If you have used pressure treated wood, check with the supplier before you restore your deck. For some people, it’s worth hiring a professional to make sure it’s done right.

Some services will offer separate quotes for cleaning and staining. Cleaning also gives you the chance to examine the boards, railings, spindles and stairs for any damage or trouble spots. Pressure washing uses a much stronger force of water, but doesn’t use hot water. It’s best used for surface dirt and stains and is generally faster than power washing. Though buying a power or pressure washer makes more sense, there are reasons that you may not want, or be able, to do it yourself. Power sanders require a degree of skill and know-how to use properly. These imperfections will allow water to pool up and cause your sealer to fail. However, for some deep or dark stains, it could be the only way to get rid of them without refinishing in a solid stain or paint. Removing the old sealer is vital if you are going to restain your deck. If you’re not going to restain your deck, you can apply new sealer on top of the old one.

This basic, if involved, maintenance should be done every 1 or 2 years and can allow you and your family to enjoy your deck for a long time.

Staining and sealing your deck will help preserve it against the elements and is part of regular maintenance. There are a few basic cost factors when it comes to staining and sealing a deck.

If you stain the deck floor, you will need to reseal it every two years to prevent cracking and peeling. Sealing protects a deck from moisture , which can lead to mildew and mold buildup. They can be harder to work with and maintain when used with oil-based stains, but are more environmentally friendly. The surface should then be scrubbed with a long-handled brush to remove any mold, algae, or leaf debris. Sealers work by getting into the wood and preventing moisture from staying in the pores and forming mold and mildew. Some types of waterproofing use oil that sits on top of the wood and repels water.

Too long a curing time and you won’t be able to enjoy your cozy little deck for some time until it fully cures. While they give wood a natural look, they take more work to apply as they need to be rubbed into the wood over several applications.

If you have a cedar deck, look for a varnish specially formulated for cedar to bring out its best appearance. There are good combination products out there, and as in all things price is no guarantee of quality, but in general the lower-priced options are often the thinnest and least durable. Its claims of durability have held up under numerous reviews, and one coat usually does it. For example, one gallon of stain covers an average of 300 square feet, one gallon of sealer usually covers 200-300 square feet, and one gallon of waterproofing covers 100-200 square feet. Miscalculating how much you need of a stain or sealer can leave you running back to the store for more while your project dries or cures unevenly. Cleaners, some with bleach or certain acids, are used to remove discoloration from water damage and other stains. Once the deck has been stripped, you can apply new stain and sealer. They may require a waiting period of one month to a year before sealer can be applied due to the chemicals used in the treatment. Also, the quote may or may not include removing furniture and other items from the deck. This will keep any new sealer from doing its job and lead to failure and costly repairs.

Time constraints, physical handicaps, or a deck that’s just too big or complex can make it better to call a professional. Many services recommend that you use a brush and an ordinary water hose if you aren’t sure about it. Sanding removes the top layer of wood and can be done with a power sander or with blasting media. It’s possible to burn the wood if you stay in one area too long, and while an opaque stain can cover this, you also can put divots and valleys in your deck by sanding away too much in one spot. Blasting media takes a high degree of skill to do it right when working with wood. The risks of ruining the deck are very high in the hands of someone who doesn’t blast decks for a living. Whichever method you use, cleaning the deck first is an absolute must. Leaving the old sealer on will prevent the new stain from penetrating the wood. It will settle in on top of the old layer and take over its job. A deck adds value to your home and provides a wonderful outdoor space to relax or entertain, but only if it’s properly maintained.

After about a year would come back in complaining their granite countertops or tile showers or floors were getting dull and dirty and difficult to clean.

All sealers on the market were wearing off leaving the surfaces open to dirt, stains, mold and mildew. Rather than just a topcoat, this sealer worked on a molecular level to penetrate the stone surface. Do you have any other special instructions, requests or details?

Jim knew it wasn’t the stone products he was selling but the sealing products they were using. The industry standard asked homeowners to seal their granite, stone or tile every 6 to 12 months.

They then called us back to pressure wash their areas this year, which we did and when we started to pressure wash the stain did start coming off in areas. Our sealer is meant to seal the concrete from water penetration, it does not mean that it is a topical sealer therefore sealing in the stain. We were not aware of there being any old sealer on the pavers because it had most likely worn off, except down in the small holes of the pavers. Jim had told [name redacted] that there still seemed to be some sort of topical sealer on the surface that was wearing off but we would not strip that off and he recommend that they just put an enhancer on the surface and continue to let the topical sealer that was previously put on the surface to continue to wear off. He advised us to move ahead with his product because he was so confident in its superior quality.

He acknowledged that his price was high, but he assured us that because the sealant would last so long, the service was well worth the cost. That is, there are areas that have no color stain and have no sealant. He was never there for the initial estimate, nor was he present when we did the work. This is why his wife was told that we could not guarantee the our stain would adhere to the concrete. So now that it is coming off, due to what ever was already on the surface, it is now our problem and her husband wants a full refund.

We did stain the areas that she wanted to have stained and put our sealer on after we were done. Jim’s response below contains several inaccuracies, including but not limited to:a. We assured him we were not particular about the color match. He never once expressed any concern that his color sealant would not adhere to the concrete and he referred numerous times to his product’s 15 year warranty. The sealant has clearly failed and the color stain has also failed to adhere to the concrete. The customer had something already on the concrete from when he had it stained the first time by somebody else.

She was told that it should really be stripped of the surface, and we were not the company to do that, she still wanted to go forward and have us stain it anyways. I am wondering why they aren’t going after the company that put the first stain on their surface, which was clearly coming off the concrete as well. We provide the customers with an opportunity to browse and post the complaints and reviews about businesses and we make it easier for their voice to be heard by the companies.

Briefly, our experience with this company was that their salesman told us they would level out the uneven dirt floor in our crawlspace. It also wasn’t until after the work had been done that we were informed that the base of the concrete support pillars in our crawl being uneven with the ground wouldn’t allow them to tighten the plastic they had laid and that we d be stuck with a floor that looks like an unmade bed.

Instead, we were told that our crawlspace looked good “for a dirt crawl”. Something more palatable than draping the plastic between support pillars like a circus tent. They agreed they had installed it improperly by installing a new one, but said the water damage was our problem even though it was caused by their poor work. They installed a window well duct system at our home improperly that resulted in thousands in dollars in damages. Also, they will try to get you to do work that does not need to be done.

Low reputation means there has been review tampering or a company request to remove a review. Each review that comes in goes under comprehensive review moderation to avoid fraudulent/fake reviews. The dirt crawl displayed in their promotional materials looks good.

Despite their insistance that the first fix was supposed to work in spite of our questioning it, they would not apply any of the original fee to the corrected work.

My sinks are shiny and no longer covered in black gunk down the pipe. Seemed to be all good until recently when there was a gaping hole in grout on island. We had cleaned a couple of times with the solution they told us to use. But they now seem dull, smear easily, with fingerprints everywhere. Less than 1 year ago they did our kitchen floors and redid the grout on our granite counters. They came out and filled the hole, all good until a new hole appeared about 8″ away that night which was not there when he fixed 1st hole. He responds with a rude” we are done there” “we did this as a courtesy” “you are taking advantage of us”.

I also feel better knowing that any germs still lingering from the previous owners, were completely gone. Less than 1 year ago they did our kitchen floors and redid the grout on our granite counters. Ripoff Report: Perma Treat Of Portland Owners Jim Marla Toma by ripoffreport.com

We had two other professionals look at the issue and both said the pavers need to be replaced. He said he was shocked and had never seen this problem before, which wasn’t true! We asked if he would guarantee the spots would go away and he refused to. The manufacturer of the pavers stopped by to see if he could solve the problem. What they did not tell us is that they had at one time applied a sealer, and when we put the enhancer on the pavers it reacted with the sealer that they had applied. The enhancer is not a permanent product and will eventually wear off. We have been in business for 12 plus years and have thousands of happy customers.

This enhance is not a permanent product and will eventually wear off.

We had two other professionals look at the issue and both said the pavers need to be replaced.

We were told that the spots would go away in a couple of days. After blaming everyone else including the original installer and even us he started saying that the spots would go away on their own possibly in a few months and as the conversation continued the timing gradually extended to possible 3 years. We want our pavers replaced as it is the only solution to fix this problem! They called us out to clean and seal their pavers, we went out and cleaned the pavers, and they wanted to bring out the color of their pavers, so wanted an enhancer applied. The insurance company would have paid to have this done, but they said they didn’t want it done. These people have now gone all over the internet posting these comments about the company. They wanted us to bring out the colors of their pavers so we applied an enhancer, which reacted to the sealer that they had applied. And since then they have gone all over the internet to trash our name and company.
